Yes. You retain full ownership and title. The lender does not take ownership — you simply have a loan against the equity you've built.

What if the loan balance exceeds the home's value?

Because HECMs are FHA-insured, you or your heirs will never owe more than the home is worth when sold. This is a non-recourse loan — your other assets are fully protected.

Can my family inherit the home?

Yes. When the loan becomes due, your heirs can repay the balance and keep the home, or sell it and keep any remaining equity after the loan is repaid.

What if I still have an existing mortgage?

No problem. The reverse mortgage pays off your existing mortgage first. Many KC homeowners do this specifically to eliminate their monthly payment.

Is my spouse protected if I pass away?

Yes. If both spouses are on the loan, both are protected. Even if one spouse passes away, the surviving spouse can remain in the home.
